How much does it cost to paint a room?
Published room-painting figures vary a lot by source and basis. Fixr's table, for example, lists a 12 x 12 ft room at about $215 to $505 for walls only and $430 to $575 including ceiling and trim, labor included, and other guides run higher. Repairs, high ceilings, texture, premium paint or a big color change can push a room well above those figures. In the examples below, DIY paint and supplies come to roughly $100 to $230. Prices reviewed in 2025–2026. Regional prices, ceiling height, wall condition and the contractor can move these figures a lot, so treat every number on this page as a starting point for your own quotes, not a guaranteed price.
This calculator builds the estimate from the surfaces you are painting instead of one blended number, because that is how most painters actually price a job.
DIY total = paint + primer + supplies
Pro total = (wall sq ft × wall price + ceiling sq ft × ceiling price + trim ft × trim price) × (1 + extras %)
Worked example: a 12 × 12 ft bedroom, walls, ceiling and baseboards
The example uses 8 ft walls, one door, two windows, two coats of mid-range paint at an example $35 per gallon, 350 sq ft per gallon and $60 of supplies.
- Wall area: 2 × (12 + 12) × 8 = 384 sq ft, minus 21 for the door and 30 for the windows = 333 sq ft.
- Ceiling: 12 × 12 = 144 sq ft. Baseboard: 48 ft of perimeter minus a 3 ft doorway = 45 linear ft.
- Wall paint: 333 × 2 ÷ 350 = 1.90 gallons, so buy 2. Ceiling paint: 144 × 2 ÷ 350 = 0.82 gallon, so buy 1. Trim paint: about 0.13 gallon, so buy 1 quart.
- DIY paint: 3 gallons × $35 = $105, plus a quart priced at about a third of a gallon ($11.67) = $116.67. Add $60 of supplies for a DIY total of $176.67.
- Pro price: 333 × $1.20 = $399.60 for walls, 144 × $0.75 = $108.00 for the ceiling and 45 × $1.50 = $67.50 for trim, for a professional total of $575.10, or about $3.99 per sq ft of floor.
The difference, $398.43, is mostly labor. It does not count your own time, which is typically a weekend or more for a room with ceiling and trim.
Typical cost ranges
The table runs the same 12 × 12 ft room through the calculator at three price levels. Budget uses $20 paint and low pro prices (walls $0.90, ceiling $0.50 and trim $1.00), typical uses the defaults, and high uses $50 premium paint and high pro prices (walls $2.50, ceiling $2.00 and trim $3.00). These price levels are our own examples around the published tables, and other guides run higher.

Where these numbers come from
The professional prices are anchored to Fixr's room-painting table (reviewed in 2025–2026). For a 12 x 12 ft room it lists about $215 to $505 for walls only and $430 to $575 for the entire room including ceiling and trim, which works out to roughly $1.50 to $3.50 and $3 to $4 per square foot of floor area. This calculator prices by surface instead, so the defaults ($1.20 per sq ft of wall, $0.75 per sq ft of ceiling and $1.50 per linear foot of trim) are our own conversions chosen to land in that range for a 12 x 12 room. Other published guides run higher, and they use different bases (floor area, wall area or total paintable surface), so their per-square-foot figures are not directly comparable. The DIY paint prices ($20, $35 and $50 per gallon), the primer and quart prices and the $60 supplies allowance are our own rough estimates, and shelf prices vary widely. These are not quotes and will change.
What drives the cost
- Surfaces. Ceilings and trim are slower to paint per square foot than open walls, so they are priced separately.
- Ceiling height. Ceilings above about 10 ft need ladders or scaffolding and often quote 10 to 50 percent higher, depending on height and access.
- Wall condition. Holes, cracks, stains, wallpaper removal and textured walls add prep labor. Fixr lists textured and decorative walls at about $2 to $4 per sq ft against $1.50 to $3 for a basic job, roughly 25 to 35 percent more.
- Color change. Going from dark to light usually needs primer and an extra coat.
- Paint quality. Premium paint costs more per gallon but can cover better, which may save a coat.
- Furniture, access and region. Moving furniture, tight spaces and high-cost metro areas raise labor rates.
DIY vs. hiring a pro
Painting is one of the more beginner-friendly projects, and labor is the largest share of a professional quote, so DIY savings are real. Hire a pro when ceilings are high, walls need real repair, you are painting a whole house, or you simply value the time. If you hire, ask whether the quote includes prep, primer, paint, furniture moving and two coats, and compare quotes on the same scope.
Homes built before 1978: assume the old paint may contain lead. Do not dry-sand or scrape it. Test it first with an EPA-recognized lead test kit or a certified inspector. Federal EPA RRP rules require lead-safe certified firms for most paid painting work in pre-1978 homes, so ask any painter for their certification. If lead is present, wet methods, containment and HEPA cleanup matter.
6 ways to lower the cost
- Measure first with the paint calculator so you buy the right amount, rounded to cans.
- Buy a 5-gallon bucket when you need 4 or more gallons of one color.
- Do the prep yourself (patching, sanding, taping, moving furniture) and hire out only the painting. In a home built before 1978, test for lead before any sanding or scraping.
- Skip separate primer when you are repainting a similar color over sound paint and the can says it is self-priming.
- Get at least two or three written quotes on the same scope.
- Limit the scope. Walls only is the cheapest quote; add ceilings and trim only where they look worn.
